Rowden Court: Mumpy's Cottage is part of Rowden Court, an atmospheric 19th barn complex designed by Piers St Aubyn as part of the Revelstoke Estate. The barns fell into disuse when it was found that modern farm equipment was too large to pass through the barns' picturesque arched entrances. Rowden Court was converted into dwellings around 20 years ago and comprises an assortment of 18 linked cottages arranged around 2 pretty central courtyards.

The grounds extend to around 3 acres and are well-maintained and landscaped, with wonderful views over fields to the rear of the property. The extensive lawns provide plenty of room for picnics and exploration. The stone built barbecue area is at the bottom of the garden between two old dry-stone walls that once enclosed a farm track as well as all this there is also a tennis court.

Outside: Rowden Court is at the top of a hill that leads down to the village of Noss Mayo, among fields and woodland. The air is exceptionally clean and clear and, as the location is so far from reflected town glare. For wildlife lovers, a late night stroll will be accompanied by the calls from Owls and if you are lucky, there have even been bat sightings!

The walk down to Stoke Beach is a delightful 15 minute stroll through high-banked country lanes. There is a steep stairway down to the beach itself. At low tide a long stretch of sand is exposed, along with interesting coves and sea caves, climbable rocky outcrops and rockpools full of marine life. It's a great place for hide and seek. Interesting snorkelling can also be enjoyed around the rocks.

Other beaches within a short drive include the Marine Conservation Area of Wembury, and the wonderful sandy bay at Mothecombe, which also has a charming tearoom/restaurant with excellent critic reviews.

The Local Area: The beautiful waterside village of Noss Mayo is within 15 minutes' walk. After swimming and soaking up the sunshine on the beach, a visit to one of the two local pubs is the perfect way to end the day. The Ship Inn has been recently renovated and offers excellent beer and a first-class menu both in its stylish restaurant overlooking the creek and on the terrace right by the water's edge. On the opposite side of the creek is the Swan Inn with its terraced outside seating areas and stone jetty where locals moor their boats. On warm evenings this is a great place to catch the last of the sun's rays, and at high tide there is often an enthusiastic band of children catching crabs with lines baited with bacon. On the other side of the estuary is Noss's sister village, Newton Ferrers, where there is another excellent pub, the Dolphin, a post-office with bakery, butchers and a convenience store. At low tide it is possible to cross between the two villages using the causeway.
